  • CEDULE OF HABITABILITY

  • CEE, (Energy Efficiency Certificate)

  • Last receipt of IBI, (Property Tax)

  • Last utility bills, (electricity/water/gas/sewerage...)

  • Latest PROPRIETORS' COMMON PROPERTY DEPOSIT (only when applicable).

What are the cats in a house sale?

Expenses on the sale of a house

  • PLUSVALIA.

    It is calculated according to the number of years you have owned the property (up to a maximum of 20 years), and according to the cadastral value of the land. At EUROHOME we calculate and inform you of the amount of capital gains corresponding to your house.
  • REAL ESTATE AGENCY FEES.

    These fees are paid to the agency for intermediating in the sale of your home. They are usually 5% of the sale price, but will depend on various factors.
  • HABITABILITY CEDULE

    Approximately between 200€ and 300€ but it will depend on the population.
  • CEE, (Energy Efficiency Certificate)

    Approximately 150€
  • PROFIT TAX

    If you are Tax Resident in Spain, a percentage is paid on the profit made on the sale of the property, which varies from 19% to 23% depending on the profit. If you are NOT a Tax Resident in Spain, 3% of the sale price will be withheld on account of the tax to be paid on the profit, which must be calculated at a later date.
